A $24M DFW ranch with a private peninsula is listed for sale

A North Texas ranch on a private peninsula is on the market for $24.15 million.

Woodbine Springs Ranch at 3521 Sentinel Oak Road in Flower Mound spans 17 acres with 14 separate properties on site. The ranch borders a half-mile stretch of the north side of Grapevine Lake, with 300-degree views of the water.

The ranch got its name from the Woodbine Aquifer, the source of natural springs that flow throughout the property.

The property’s listing agent, Francisco Rizo of The Agency Dallas, said Woodbine Springs is a blank canvas with endless potential.

But a property this size needs a certain kind of buyer, and Rizo has a few ideas in mind. He said it could be ideal for affluent families seeking privacy, developers looking to build an exclusive residential community or luxury hoteliers.

“It’s perfect for creating a family enclave, boutique hotel [or] equestrian residential project,” he said in an email.

The properties on the ranch include a main residence, horse stables, guest house and various storage facilities. The total square footage across all 14 structures is 14,500, which according to Zillow is about $6,038 per square foot.

Thirteen acres of Woodbine Springs are fee simple deeded, meaning whoever picks up the ranch will have full ownership of the 13 acres and its buildings. The remaining four acres are leased by the U.S. Army Corps of Engineers under a 20-year agreement.

Rizo said the lease is fairly common for properties near Corps-managed lakes — like Grapevine Lake — and is meant to enhance the property’s appeal by providing access to the lake’s natural surroundings while preserving the environment.

Amenities on the property include a 1-acre pond fed from the ranch’s natural springs, hiking and riding trails, a boat ramp, two fully operational wells and two gated entrances.
