The Helix Park Master Plan spans 37 acres and includes approximately 5 million square feet of anticipated development. The plan emphasizes creative collisions between people, institutions and ideas, bolstered by a state-of-the-art infrastructure that will support a collaborative mix of healthcare, life science and business users.
In helping to plan Helix Park, lead architect David Manfredi drew on years ot experience working with Greater Boston’s leading universities, hospitals and life science innovators. The result is a Houston campus that reflects the present – and future – needs of the fast-moving life sciences industry. In addition, purposeful, growth-focused capital investments will foster an ever-expanding network of business partners throughout the campus, from entrepreneurial ventures to Fortune 100 companies.
This efficient, comprehensive ecosystem will enable TMC to leverage the collective expertise of leaders in science, academia, medicine and commerce at an unprecedented scale, rapidly translating discovery into the advancement of human care. TMC3 Collaborative Building
The First TMC Collaborative Research Hub
Designed by world-renowned Elkus Manfredi Architects, the 250,000-SF TMC3 Collaborative Building will house synergistic research initiatives tor four founding institutions: MD Anderson, Texas A&M University Health Science Center, the University of Texas Health Science Center at Houston, and TMC.
The four-story, state-of-the-art building will foster ongoing collaboration between academic institutions and industry partners through a 43,000-SF joint research lab, office/co-working space and a shared IT infrastructure to facilitate idea exchange. In addition, the building will host commercial life sciences companies and industry leaders, as well as the TMC Data Collaborative, Braidwell, the TMC Venture Fund, and national venture and equity fund partners.
Facing Helix Park’s unique Helix Gardens, this central hub will also include a 14,000-SF MD Anderson lab and a 7,000-SF atrium for TED talks. weekly programming and informal events.
One Dynamic Way
The first of four industry research sites developed in partnership with Beacon Capital, this unique multi-tenant opportunity bridges commercial and institutional research in a state-of-the-art office and lab environment. An ambitious project from the outset, our shared vision is true bench-to-bedside delivery, accelerating research and improving care, all in one cohesive ecosystem.
Phase one of the industry development, delivering in Q4 2023, will span 368,000 SF and feature a market-leading tenant amenity package anchored by public retail and restaurant space opening onto the vibrant Helix Park.

TMC Helix Gardens
A Green Space Where Ideas Grow
Helix Parks is a first-of-its-kind green space that will weave through the heart of the Helix Park campus and provide TMC and Houston with an iconic public park.
Designed by award-winning international architect Mikyoung Kim and spanning 300,000 SF, the Gardens will offer five public parks, each approximately the size of a football field (55,000 SF), linked in a unique double helix configuration.
Lush lawns, grassy knolls, abundant tree canopies and engaging water features will grace curved walkways alongside cafes, retail shops and other public spaces. Individual gardens will host outdoor receptions, concerts, graduations and events of all sizes. Best of all, the park will offer an expansive, welcoming meeting space where great minds can informally collaborate and new ideas can grow naturally.
