Home values in Texas dipped in 2024 for second year in a row, Zillow data shows

  

AUSTIN (KXAN) — Home values in Texas fell in 2024 for the second year in a row, according to Zillow data — something that hasn’t happened since 2011.

The value of a typical home in Texas dropped by about $240 in 2024, a decrease of 0.08%. Nationwide, the typical home increased in value by 2.63% during the same time frame.

As of Dec. 31, 2024, a typical home in Texas is worth an estimated $298,684.56, down from $298,924.72 at the start of the year.

The decrease is much smaller than the drop seen in 2023, when home values dipped by about $3,550, a 1.17% drop. Home values in Texas haven’t dropped for two years in a row since 2011.

The back-to-back drops come after two years of double-digit percentage increases in home values. A typical home increased in value by 17.8% in 2021 and a further 11.8% in 2022.

Zillow’s “Home Value Index” (ZHVI) is a seasonally adjusted measure of the typical home value in any given area. According to Zillow, the index reflects the typical value for homes in the 35th to 65th percentile range.

Kendall County, northwest of San Antonio, has the highest home values. A typical home there is worth about $571,700 as of the end of 2024. Blanco County, west of Austin, is second, with a typical home value of just over $571,000.

Collin County, a suburban county just northeast of Dallas, is the only other county in the state with a typical home value of more than half a million dollars.

Zillow has data for 243 of Texas’ 254 counties. Cochran County, west of Lubbock, has the lowest-valued homes in the state, with a typical value of about $59,700. Values are below $100,000 in an additional 27 counties.

Where are home values changing the most?

While home values across Texas decreased by 0.08% this year, there was considerable variation across the state.

Home values increased by more than 10% in Jack and Marion counties. Values increased by more than 5% in a further 20 counties. In total, home values increased in 133 counties, while 110 saw a decrease.

Four counties saw home values drop by more than 10%: Throckmorton, Hall, Crockett and Cottle. Another 18 counties saw a decrease in home values of more than 5%.

When looking at the past five years though, the majority of counties have seen large increases in home values. Compared to December 2019, values in Erath, Hidalgo, Madison and Blanco counties are now more than 60% higher.

In Erath County, southwest of Fort Worth, the typical home value increased by 62.2%, from about $193,000 in 2019 to more than $313,000 in 2024.

Only 24 counties have seen a decrease in home values over the past five years. Reeves County, southwest of Midland/Odessa, saw the biggest drop, from about $193,600 in 2019 to $154,000 now, a decrease of 20.6%. Karnes County, southeast of San Antonio, also saw home values drop by 20.6%, from $188,000 to $149,000.
