Plans for the next phase of the Frisco Station mixed-use hub are coming into focus.
Office space, a hotel and retail space — including four high-end dining options — are slated for the northwest corner of the development, according to an April 30 announcement.
Called The Towers, this district will have up to five office buildings, adding potentially up to 3 million square feet to the project. It will be located between Warren Parkway and John Hickman Parkway, east of Gaylord Parkway, within walking distance of The Star, the Dallas Cowboys’ headquarters and training facility.
An exact timeline of when construction could start on The Towers was not known.
“The office program at Frisco Station remains strong, and The Towers district gives our office users and multifamily residents great walkability to all the area offers once their workday is complete,” stated Robert Folzenlogen, senior vice president of strategic development and innovation for Hillwood Communities. The Dallas-based real estate company is a master planner for the residential portion of the project.
Construction commended in 2016 on Frisco Station, a multibillion-dollar development on 242 acres. There are already four apartment communities at Frisco Station: The Casey at Frisco Station, SkyHouse Frisco Station, Cadence at Frisco Station and Bexley Frisco Station. There are three hotel properties as well.
Eventually, Frisco Station is expected to have tons of office, retail and residential space along with a 30-acre park and trail system. Around 34 acres will be dedicated to dedicated to health and wellness, anchored by a medical and life sciences facilities.
Developers behind the project include VanTrust Real Estate, Hillwood and the Rudman Family Partnership.
Among the retail tenants for Frisco Station are a pickleball entertainment venue called Pickle and Social, expected to open in spring 2025. This concept will accompany Fairway Social, an indoor golf simulator experience featuring 130 golf courses.
“The Towers at Frisco Station represents the ultimate vision for Frisco’s Dallas North Tollway corridor,” said Bill Baumgardner, executive vice president for VanTrust, in a statement. “We believe it will enable Frisco Station to set the standard for the flexible, amenity-driven office destinations that today’s employers require.”
Dallas-based Hillwood could begin construction in September on 410 more apartments within Frisco Station, according to a filing with the state.
Frisco Station is expected to bring in about 3,500 residents and 15,000 daytime employees to the northwest quadrant of Dallas North Tollway and Warren Parkway. Nearly 11,000 businesses are within a 5-mile radius of the site, which is teeming with plenty of development and activity. The $10 billion Fields project, which includes the Fields West shopping village, is another highly anticipated hub expected to bring activity to Frisco’s north side and provide a sizable economic boost to the region.
