The construction boom in Dallas, Texas, is breaking records, and in true Texas fashion, bigger is better. A surge of new luxury tower developments is coming to the area within the next five years.
Dallas has been one of the country’s top hotel markets for several years and now leads the nation with new construction. A record-high 22,803 hotel rooms are expected, according to the 2024 United States Construction Pipeline Trend Report from Lodging Econometrics. Dallas has active under-construction projects of 30 hotels, with 73 more hotels scheduled to start in the next 12 months, and 34 new Dallas Hotels are planned for 2026.
The area north of downtown Dallas, which includes Uptown, Victory Park, and Turtle Creek, is seeing a record-breaking building boom. The new and expanded convention center will include up to 21 acres available to developers to build hotels, apartments, and amenities, including more walkable hotels.

Where To Stay
Michelin Guide recently awarded new single key honors to four hotels in Dallas while surprisingly offering no properties Two or Three Michelin Keys. Forbes Travel Guide recently awarded stars to only two properties in Dallas.
Casa Duro
Casa Duro (Michelin single key) The new three-room hotel is designed to feel more like apartments and is located on Lower Greenville Avenue above Sister Restaurant, and Duro Café. Filled with antique and vintage pieces, the unique, art-filled rooms include full kitchens.
Hôtel Swexan
Hôtel Swexan (Michelin single key) is located within a 22-story building. The Swiss/Texan-vibe, 134-room property features a modern, mirrored exterior with a stunning rooftop pool. It also includes five dining concepts and an expansive gym.
Hotel Zaza
Hotel Zaza (Michelin single key) offers 167 oversized guest rooms, all unique in style and design, with large bathrooms. The themed suites are Instagram-worthy and include Japanese Zen, African Safari, or East Indies. There are also seven huge residential suites with private kitchens, including the 2,000sf ZaZa suite straight out of Paris, the equally dramatic Rock Star suite, and the Russian Czar suite. The Dragonfly restaurant and Poolside Bar are the city’s hotspots.
Rosewood Mansion on Turtle Creek
Rosewood Mansion on Turtle Creek (Michelin single key) is a 143-room property built in 1925 as a residence for a cotton baron. The property, which also includes a large pool and the famed The Mansion Restaurant (recently awarded four stars from Forbes Travel Guide), is surrounded by excessive Renaissance style and stained glass and fountains.
The Joule
The Joule (Forbes Travel Guide 4 stars) is in a former neo-Gothic bank building built in the 1920s. The property includes 160 hotel rooms and penthouses, a rooftop terrace, a cantilevered pool, and a subterranean spa.
The Ritz-Carlton Dallas
The Ritz-Carlton Dallas (Forbes Travel Guide 5 stars) offers 216 rooms and suites in its marble-floored, decadent regency-style building. The hotel also has a 12,000-square-foot spa and pool area and the celebrity-frequented (and newly awarded Forbes Travel Guide four-star) Fearing’s Restaurant. Go for cocktail hour in the lobby and enjoy the famed Guacamologist, who serves bites along with signature margaritas.

Four Seasons Hotel Turtle Creek
Dallas Four Seasons Hotel and Residences. Dallas gets its first Four Seasons Hotel and Private Residences in 2025. Rising 35 stories, the property will offer 240 hotel rooms and 118 residences at is prime Turtle Creek location and rising 35 stories
Knox, Auberge Resorts Collection
Knox Hotel and Residences are both set to open in Dallas’ Knox Street neighborhood in 2026. The project will total 1 million square feet of mixed-use space with an ultra-luxury hotel and residences, both managed by the Auberge Resorts Collection. The Knox, an Auberge Resorts Collection hotel, will include 140 guest rooms and will feel more like a private club than a luxury hotel. It will have an outdoor pool bar, a fitness center, and a spa. Residences will feature 48 condominiums ranging from 2,500 to 15,000 square feet.
Rosewood Residences Turtle Creek
Rosewood Residences Turtle Creek will be a 17-story condominium tower with about 46 condominiums priced at about $3 million. The rooftop oasis is complete with an infinity pool and lounge, boasting spectacular views of the Dallas skyline, a landscaped garden for intimate gatherings and events, a fitness center, a library, and private dining room spaces alongside a dedicated dog park, and pet spa.

Along with the large scale of beloved restaurants, including a newly minted Michelin star to Tatsu Dallas, numerous restaurants have opened right before the new year, with at least a dozen new dining spots opening in 2025.
